Summary

Agricultural policies play a pivotal role in shaping the economic viability of farms and the valuation of agricultural land. Direct payments, market interventions and rural development measures aim to stabilise farm income, mitigate price volatility and support structural adjustments in the sector. In many jurisdictions, decoupled payments—transfers unrelated to current output—have become the dominant instrument for income support, reducing distortions in production decisions while still influencing land markets. Coupled payments, by contrast, remain tied to specific commodities and can incentivise intensification. Empirical analyses show that when land supply is inelastic, a significant share of these transfers is capitalised into land values and rental rates, raising entry barriers for new farmers and altering land‐use patterns. Meanwhile, policy reforms increasingly emphasise environmental stewardship through agri-environmental measures, which can both stabilise income and moderate land price inflation. The interaction of climate variability, farm management and subsidy design further conditions the effectiveness of income support, highlighting the need for flexible policies that balance economic resilience with sustainability.
