Technical terms

Net Present Value (NPV): The difference between the present value of cash inflows and outflows over a project’s life, indicating absolute value creation.

Internal Rate of Return (IRR): The discount rate at which a project’s NPV equals zero, representing the break-even cost of capital.

Modified Internal Rate of Return (MIRR): An adjusted IRR that assumes reinvestment of cash flows at a specified finance rate, addressing multiple-rate ambiguities.

Profitability Index (PI): The ratio of the present value of inflows to the present value of outflows, used to rank projects when capital is constrained.

Discount Rate: The rate used to convert future cash flows into present-value terms, reflecting time preference and risk.

Social Discount Rate: A discount rate applied in public-sector and intergenerational analyses, often lower than market rates to value long-term or collective outcomes.
